Hi Liz - Good advice. And from an attorney's point of view, if they are injured on the premises before close of escrow, it is the seller's insurance that will have the claim against it. If they set fire to the house accidentally, they can avoid closing escrow and the seller will have a burned house to sell. These may not be common occurrences, but do you want to be the one to whom it happens?
