The best way to succeed at a high level in this market is for you to keep in action ... out on the streets ... talking to people ... doing something ... at least some of the time. You don't have to be 100% efficient and effective every minute of every day, but you have to do something every day that keeps your mind and body working towards a sale/closing.
I asked my agents the question today:
So, what are you doing right now to keep your mind and body working towards a sale/closing?
Here is an answer that I received from Kim Peasley-Parker out of our Sumter AgentOwned Realty office:
- "A few suggestions- Keep yourself educated and up to date on the market in your area. Be prepared to speak to anyone about how your market is different than the national real estate market. Also spend 30 minutes a day reading about real estate marketing or any other aspect to keep yourself educated.
- Use the slow time to work on your web presence- When you are in the thick of buying and selling, this doesn't happen like it should. But changes to your webpage should be as often as possible to increase web page search engine ranking. Use the knowledge you have worked on to blog about your local market. You will get calls believe me!
- Show up once in a while- Just being in the office you can exchange ideas and get some motivation. It is way easier to forget about your business when you are not around it hearing about real estate.
- Use the slow time to set up systems- Systems that help you in the busy times. Ok the old engineering nerd coming out, I have my own procedure on how to name files after I scan documents in a transaction. This helps me to remain consistent and not have to try and rely on memory. This can also be done for marketing and other business related activities. "
Millard Smith of the AgentOwned Realty Johnnie Dodds office writes:
"For the last several weeks I have been talking to past clients and customers about taking advantage of the good buys that are currently out there. In my entire time in real estate I have never seen such a great time to invest in property. Knowing up front that you are going to have to hold it for 2 or 3 years but after all your alternative is to put money in the stock market and I have never ever heard of a property being worth zero. Putting partners together is what I think is the answer for today's market. (who knows)"
These are 2 agents who are doing what it takes to stay involved.

People need to think outside of the box in this market.
These are all great tips and advice! Although things are tougher than they were a few years ago- I feel blessed to be in this market now. This is the time to prepare ourselves and set up our business' for when it DOES shift back up. I want to have used this time to the best of my ability to practice my scripts, dialogs, presentations, etc..

Don't forget about forming a partnershipwith a REALLY GOOD Loan Officer too. They will save your deals and bend over backward for their loyal Realtors and might even refer some clients who are all ready approved to buy! :)
I think that we need to concentrate on taking GOOD, well priced listings even in a down market. Get those listings and price them below the competition.
Educate buyers with buyer seminars and classed to show them how they can capitalize on the buyers market.
Build your database and feed it everyday. Set a goal to meet 50 new people a week and stay in touch with them.
Hold investor seminars in your market as well as the "feeder" markets for investors in your city.
This is one of the few times that an agent can take over market share, it can not be done in a sellers market. Don't spend so much time working on non dollar productive activity. The fact of the matter is that homes are still selling and the question is: Why did you not sell it?"

I get way more done and create my own positivity based on the reality of connections I make with people by making my calls...making my calls...making my calls...
